Terms and Requirements
PLEASE NOTE, PRICES MAY VARY WITH DATES AND DIFFERENT PROPERTIES. WE WILL GIVE YOU MORE DETAILS WHEN YOU CALL. RATES ARE FOR "REGULAR" DATES DURING THESE TIME PERIODS. PLEASE EXPECT A MINIMUM 20% INCREASE FOR "SPECIAL" DATES. BOOKINGS OF LESS THAN A WEEK WILL REQUIRE A ONE TIME CLEANING FEE.
Booking for less than a week and staying only Thursday,  Friday , Saturday and Sunday  there will be a charge of 10% additional.
We reserve the right at any time to correct any errors in pricing or descriptions. Property and service prices and descriptions are subject to change without notice.

Winter rates apply from approximately December 15 – April 30. Shoulder rates apply approximately for the month of May and November 1 – December 14. Summer rates apply approximately from June 1st to October 31.  Please keep in mind that rentals during any holiday or special event will incur a minimum 20% rate increase. Rates may be available for less than weekly stays. Please contact us for this information.

RESERVATION FEE: $45

REQUIRED PAYMENTS: After receiving a contract you will have SEVEN (7) days from the contract date in which to return the contract and initial payment. The remainder is due 60 days prior to your arrival. If final payment is not received when it is due, your reservation will be canceled and you will be refunded your initial payment less the cancellation fee. We accept personal or business checks, Visa, MasterCard, Discover or American Express for rental payments. Guests shall be responsible for a $35.00 check fee for checks returned by the bank. REGISTRATION FEES:  Reservations at the Key West Golf Club will be charged a $25.00 registration fee. Reservations at 1800 Atlantic condominiums will be charged a $35.00 registration fee. These registration fees are required by the Homeowner's association.

SECURITY DEPOSIT: A $500.00 damage deposit is required with your final payment; we accept cashiers checks, money orders or cash. Security deposit will be refunded 45 days after departure, provided all rental conditions are met, including; property left reasonably clean and without damage, dirty dishes loaded into dishwasher, no excessive laundry left, garbage disposed of properly in outdoor container and furniture left in original location.

DAMAGE WAIVER: If you would to waive the security deposit, you will need to provide the non-refundable $50.00 limited damage waiver.  Under this waiver, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1,000.00.  Our office MUST be notified of damage or loss during your stay or the waiver is void.  The waiver does not cover; intentional acts of a guest, gross negligence or will full and wanton conduct, and/or damages caused by pets.  Damage waiver is not available to guests bringing pets, reservations of a month or longer, reservations during Fantasy Fest or Yachting Race Week.   Back to Top

TRIP INSURANCE:  Trip insurance USA is a comprehensive cancellation and interruption policy and is underwritten by Insure America and protects your rental investment in the event of a cancellation due to a sudden emergency before or during your trip at a coverage cost of 7% of your invoice total. 

CANCELLATION POLICY: For cancellations made 90 days or more prior to arrival date, the guest is entitled to a full refund less a $100.00 cancellation fee.  For cancellations made 60-90 days prior to arrival date, the guest is entitled to a full refund less a $250.00 cancellation fee. For reservations of 30 days or longer, Yachting Race Week and Fantasy Fest cancellation 90 days prior to arrival date the guest is entitled to a full refund less 10% of the rental amount, for cancellations made 60 -90 days prior to arrival date cancellation fee will be 20% of the rental amount.   Tenant acknowledges that cancellations made within 60 days of arrival are non-refundable.  All cancellations must be in writing and acknowledged by At Home In Key West, Inc. HURRICANE POLICY: The tenant’s decision with respect to the purchase of trip insurance will affect the tenant’s rights in the event of a hurricane threat, mandatory hurricane evacuation or hurricane aftermath that may prevent travel to Key West .  If an evacuation is called during or just prior to a guest’s arrival all refunds will be subject to the Trip Insurance approval.  If an evacuation is called during a guest’s stay it is required by this agreement that the guest vacate the property as per instruction by the management company.  If a guest chooses to stay in a property during a hurricane threat or aftermath they do so at their own risk and at their expense. No refund will be available to a guest who chooses to stay past the required evacuation time. Additionally, if an evacuation is called and a guest refuses to vacate they may be liable for damage sustained during the storm if the damage was the direct result of the management company not being able to secure the property due to the guest’s occupancy.

Once any storm threat passes or a storm has occurred and after evacuation notices have been lifted guest acknowledges that  At Home In Key West must be given opportunity to open their offices, have all utilities functioning and be able to service a guests needs prior to allowing a guest into any property.  Additionally, prior to a guest taking occupancy, the reserved property must be inspected for damage and any preparations for the storm (ie, storm shutter, moving of furniture etc) must be reversed.  These inspections are done as quickly as is possible considering damage to the island, available utilities and available staff to perform these inspections.  Guests acknowledge that even once allowed on to Key West they may or may not be given access to the property immediately. Further, if a guest is given occupancy of the reserved property they acknowledge that the property will be “as is  and all amenities (pool, Jacuzzi, outdoor areas, BBQ, etc) may not be available or in clean usable condition for up to a full week after storm has passed.  If reserved property is damaged in the storm other accommodations will be offered only after the owner of the damaged property agrees. At Home In Key West may, but is not required to, offer other accommodations.  

RECEIVING MAIL: Do Not have personal mail, United Parcel Post or Fed Ex packages sent to this property as most owners have a forwarding order in effect and your mail will be forwarded to them.

KEYS: Guests agree to return all keys to agent or pay a $50.00 lost key fee. If a guest loses their key during their stay there will be a $25.00 key delivery fee. Some of the properties required a $150 refundable key deposit.

CHECK-IN TIME:   4:00 p.m.   CHECK-OUT TIME: 11:00 a.m. There is a $50 extra cost for early check in and late check out.  Early check  in  must be approved prior arrival.  Late check out must be approved with maintenance and housekeeping and depending on reservation schedule.  Late check outs not approved and reported by housekeeping MAY be charged an additional full day of the rental.  Emergencies after hour check in fee will be $100.

POOL AND SPA DISCLAIMER: The property you have rented may have a spa, hot tub or pool on premises.  Guest agrees to assume sole responsibility for the safe and proper usage thereof, by all occupants and visitors.  Guest shall use this amenity in a careful and proper manner.  Guest is at no time to turn on pool heat or pool chillers.  Damage to these items will be the responsibility of the tenant.  Proper swimming attire is required at all times. PETS: Unless specifically noted NO PETS are allowed in the property.  Reports of unauthorized pets may result in the termination of this agreement with no refund.

PARKING: Unless specifically noted no parking is included in this reservation.  Key West is a small island and parking is limited. If you have special parking requirements such as a camper, any type of trailer, wave runner, etc. you must make prior arrangements. Special parking requirements may include oversized vehicles, such as, some models of SUVs and pick-up trucks. All additional arrangements are the guests' responsibility. Back to Top

GUEST RESPONSIBILITIES: Guests assume all responsibility for behavior of self and their guests and agree to abide by all rules and regulations of the condominium or development. The total number of persons allowed in the property at any time is restricted to the stated limit for each property. This limit includes all persons of any age occupying the property, regardless of available bedding. Eviction without refund is the penalty for guests that do not abide by the rules, regulations or restrictions. Should guests behavior necessitate eviction (including a complaint of noise or any other violation set forth by the County of Monroe in the City of Key West, or any applicable condominium or homeowner's association rules and regulations) all prepaid rents and deposits shall be considered earned. No occupants under the age of 25 are allowed unless accompanied by parent or legal guardian. Guests are responsible for the completion and timely return of any required rental forms, payments, including but not limited to rental agreement, security deposit forms, check in procedure forms and any required lease approval forms. STANDARD HOME FURNISHINGS AND EQUIPMENT: All properties are furnished with the amenities of home. However, some consumable items may need to be replenished by guests during their stay, for example; toilet paper, paper towels, dish washing liquid, laundry detergent and propane gas for grills. It's also a good idea to bring your own beach towel to use at the pool or beach. All properties are individually owned and decorated and vary according to the owner’s taste.

MAINTENANCE: Our maintenance and housekeeping staff are here to make sure your vacation home is in the best condition that it can be. If you should discover otherwise, please report it to us immediately and we will correct it as quickly as possible. However, due to our remote location & availability of repair service no guarantees of repairs will be made and no refunds will be given for malfunctioning equipment or loss of public utility. In addition, no refunds will be given for acts of God, government, weather, tidal action or beach or road closings. At Home In Key West, Inc. and or an authorized employee or repairman may enter the premises during normal business hours for any purpose pertaining to repair, improvement, care and management of the property. AT HOME IN KEY WEST agrees to provide clean, comfortable accommodations for guests as described in our brochure, print and Internet advertising.  Care is taken in obtaining and publishing all advertisements and all information is deemed reliable but not guaranteed. Rates, description and availability are subject to change without notice. In the event of circumstances beyond our control, we reserve the right to substitute comparable accommodations, if available. 

DEFAULTS: If a guest defaults in the performance of any obligations contained herein and a suit of law is brought against guest or persons accompanying guest, At Home In Key West shall be entitled to recover all costs and expenses, including court costs and reasonable attorney's fees. Back to Top

1) Drivers license number.
2) Copy of Driver's license.

In order to process your reservation using your credit card, we will need the following information:

1) Copy of cardholder's drivers license. 
2) The 3-digit Pin number on the back of your credit card. 
3) Billing address for credit card, if not the same as mailing address.
